What's your say about PBN's? I know many will say that its a black hat techniques so avoid it. But frankly speaking what do you think of it?

First of all its not black hat technique. Its grey hat technique.
Its good if done right otherwise its not.
If you can make your blog network so private that no one will know of it then its okay. But there's most people fail. When somebody creates successfully a network, he or she wants to monetize it and that's where they gets caught.

Some would suggest that its good for quick rankings. I beg to differ if they are done correctly they can attain you rank for a very long time.

PBN is a good SEO technique. but it can get you a Google penalty if you do it in a spammy way.

Exactly correct, you have to do it the right way and carefully.
