There is no specific procedure to do that. You have to keep on searching and if you are lucky enough then you will find one.

Once I found one niche when I was searching for an unique topic keyword in its related niche.

Try using Google keyword planner with Market Samurai software. I have found myself many niches from it.

It is based on luck, dude. Patiently look for a good keyword based on the relevant keywords. Or you can go around, ask the customers for their hidden needs, then customize what you have found into an unique keyword.
